Schenley Park market report September 2026: The Numbers at a Glance
Active listings, closed sales and months of inventory are September figures from the MLS monthly series. The last two cards come from a late-September snapshot of current listings.
Two signals, one market
This is still a good market for a seller who prices realistically and markets well. Buyers have not left. They are simply choosing carefully, with interest rates still high and uncertainty in the air.

Schenley Park market report September 2026: Closed Sales Are Holding Steady
Closed sales by month, April through September. This year totals 33 against 32 last year, so buyers kept buying while inventory fell. September, with 3 closings, was the one month that fell behind last year.
Monthly sales in this area are single digits, so one or two closings can move a month. Read single months as direction, not proof.

What the Homes for Sale Right Now Are Telling Us
A snapshot of the 17 homes actively listed at the end of September adds detail the monthly totals cannot. The list is long on waiting and short on price changes.
How long current listings have been on the market
None of the 17 active listings has been on the market fewer than 64 days. The median is 160 days. 12 of the 17 are past 90 days.
One active listing shows an original list price that looks like a data-entry error, so the price-change figures use the 16 listings with a usable original price.
September, Five Years Side by Side
| September | 2022 | 2023 | 2024 | 2025 | 2026 |
|---|---|---|---|---|---|
| Active listings | 34 | 20 | 30 | 37 | 23 |
| Closed sales in September | 7 | 3 | 4 | 7 | 3 |
| Months of inventory | 5 | 7 | 8 | 5 | 8 |
| Closed sales, Apr–Sep | 47 | 30 | 28 | 32 | 33 |
| Median days to sell (closed in September) | 24 | 21 | 32 | 8 | 7 |
Months of inventory is the MLS figure for the month: active listings divided by that month’s closed sales. With only 3 or 4 closings in a month it moves a lot, so treat it as a rough guide.
2026, Month by Month
| Month | Active listings | Closed sales | Months of inventory | Median days to sell |
|---|---|---|---|---|
| Jan | 33 | 3 | 11 | 38 |
| Feb | 34 | 0 | — | — |
| Mar | 31 | 5 | 6 | 42 |
| Apr | 39 | 5 | 8 | 152 |
| May | 34 | 6 | 6 | 69 |
| Jun | 26 | 8 | 3 | 79 |
| Jul | 28 | 6 | 5 | 37 |
| Aug | 27 | 5 | 5 | 214 |
| Sep | 23 | 3 | 8 | 7 |
Median days to sell is the median cumulative days on market for homes that closed that month. February had no closings.
August’s median of 214 days and September’s 7 each come from only a handful of homes. September’s 3 closings are a small sample, so they say less about the market than the six-month total of 33 sales does.
Closed Sales by Year
Full-year closed sales for each year, with 2026 shown through September.
Through September, 2026 has 41 closings, against 54 at the same point in 2025. Most of that gap comes from the first quarter: 8 sales in January through March, against 22 a year ago.
Schenley Park market report September 2026: What Sellers Should Know
Values here are holding, but they are not climbing. Many owners in Schenley Park are in no hurry, so some choose to wait rather than adjust their price. In my read, that is one reason inventory is down: fewer homes are coming to market, and some stay listed a long time. This is my read of the area, not a published statistic.
Today, a strong marketing mix is key. That means more than price: preparing the home, presenting it well, and advertising it on every channel so it reaches every buyer who is looking. A seller who does all three, at a realistic price, is positioned to get an offer.
