Beyond the Portals: What Zillow Can’t Tell Schenley Park Buyers and Sellers

Should you rely on Zillow and the other portals to buy or sell in Schenley Park? Use them, but don’t stop there. Portals are where buyers in the Schenley Park and Coral Terrace area of Miami, FL 33155 start looking; they are not where value gets decided. An estimate can miss an off-market home by tens of thousands of dollars, every MLS listing reaches the same portals, and the property tax shown on a listing is often the seller’s bill, not the one a buyer will pay. Here is what the screen can’t show you, and what actually separates the homes that sell from the homes that sit.

Watch: Berenice explains what the portals do well, where the Zestimate can mislead you, and what separates the homes that sell from the homes that sit.

When a home in Schenley Park goes live on Zillow, a lot of people assume the hard part is over. The home is online, everyone can see it, and the right buyer will find it. The portals are only the starting line, and for buyers and sellers here, depending on them alone can cost real money.

How accurate is the Zestimate?

Start with the number at the top of most portal pages: the estimate. Zillow publishes its own accuracy figures, and they are worth knowing. The median error is around 2 percent for homes that are listed for sale and around 7 percent for homes that are not. A median means half of the estimates miss by more than that.

On an $800,000 home, 7 percent is $56,000 in either direction. That is an illustration, not a prediction for your house. But think about what it means: until the day you list, your home is an off-market home, and its estimate is built from tax records and past sales, not from the inside of your house.

I sold a home on SW 27th Street in Schenley Park for $90,700 over its Zestimate. That is not an attack on the tool. An algorithm simply can’t see the photography, the condition, the lot, the actual street the house is on or the buyers competing for it. Those only show up when a home is actually marketed. If you are trying to price, my article on home pricing mistakes in Miami covers the errors I see most, and a home valuation built from recent closed sales on your street is a better starting point than any estimate.

What “beyond the portals” means, and what it doesn’t

I don’t mean hiding your home. Every home in the MLS reaches the same portals, which means being on Zillow doesn’t set your home apart. It just means you are in the room. Our numbers show what separates homes once they are in the room.

In a late-September snapshot of our area, the four most recent closings sold after 6 to 16 days on the market, at 94.9 to 99.3 percent of their list price, and none had a price reduction. The 17 homes listed without a contract had a median of 160 days on the market. Same portals. Same neighborhood. Very different outcomes. You can follow these numbers every month in the Schenley Park market report.

Four sales is a small sample, and I won’t build a pricing strategy on it. But it matches what I see every week: price, preparation and presentation come first, and then advertising that goes past the portal.

What marketing beyond the portal looks like

On that SW 27th Street home, the portal was one channel out of several. The marketing included:

  • professional photography and video;
  • a 3D tour;
  • a Zillow Showcase listing;
  • a targeted email to more than 1,500 buyers and agents;
  • a YouTube video; and
  • printed brochures.

None of these replaces a correct price. Together, they make sure a correctly priced home reaches every buyer who might want it, including the ones who are not refreshing a portal that week. That is the work behind my Schenley Park listing plan.

For buyers: the property tax trap on portal pages

If you are buying, the same idea applies, and there is a specific trap. Many portal pages show the seller’s current property tax. In Florida, long-time owners often have a taxable value well below market because of the Save Our Homes cap, and when the home sells, that value resets for the new owner the following year. Property appraisers around the state have called this one of the most common complaints they hear from new owners.

A Florida law passed in 2026, which takes effect in February 2027, changes how listings have to show this. Until then, don’t budget from the number on the screen. Use the Miami-Dade Property Appraiser’s tax estimator with your own purchase price. I go deeper on how the cap and the homestead exemption work in my Florida homestead exemption guide.

For buyers: the story behind a listing

The other piece for buyers is context. A listing that has sat 160 days at an unchanged price is telling you something, and the portal page can’t say what. An agent who works this area every week can tell you whether there is a reason, and whether there is room for a conversation.

Agents also hear about homes that are about to come to market before the portals do. I can’t promise you a secret listing on every street, and I won’t pretend there is one. But relationships are how you hear early. If you are getting ready to buy, see what happens after your offer is accepted in my Florida offer-accepted timeline, and add flood insurance to your budget early with my Schenley Park flood zone guide.

Frequently asked questions

How accurate is the Zestimate in Miami?
Zillow reports a median error of around 2 percent for homes listed for sale and around 7 percent for homes that are not, so half of the estimates miss by more than that. On an $800,000 home, 7 percent is $56,000. Recent closed sales on your street are a better guide.

Is listing on Zillow enough to sell a home in Schenley Park?
No. Every MLS listing reaches the same portals, so being on Zillow puts you in the room but doesn’t set your home apart. Price, preparation, presentation and marketing beyond the portal are what separate the homes that sell quickly from the ones that sit.

Why is the property tax on a listing lower than what I will pay?
Many portal pages show the seller’s current tax. Long-time Florida owners often pay tax on a value capped by Save Our Homes, and the value resets to market after a sale. Use the Miami-Dade Property Appraiser’s tax estimator with your purchase price.

Why do some Schenley Park homes sell in days while others sit for months?
In a late-September snapshot, the four most recent closings sold in 6 to 16 days at 94.9 to 99.3 percent of list price, while 17 homes without a contract had a median of 160 days on the market. The difference was price, condition, presentation and marketing, not which portals the homes were on.

Can an agent help me find homes before they reach Zillow?
Sometimes. Agents who work an area every week often hear about homes that are about to come to market. There is no guarantee of an off-market listing on every street, but relationships are how buyers hear early.

Portals are where buyers start looking. They are not where value gets decided. If you are thinking about selling, I’ll pull the recent sales around your street and walk you through the full marketing plan, not just the listing. And if you are buying, reach out and I’ll show you what the screen doesn’t.
